WHAT IS A
HOME INSPECTION?
A home inspection is an objective visual examination of
the home's structure and systems. More than 300 specific
aspects are covered including: the exterior of the home,
garage, all interior rooms, stairways and hallways, the
heating and air conditioning systems, plumbing, electrical
service, crawl spaces and basements, and the attic. If
problems or deficiencies exist we may recommend further
evaluation, repairs, or replacement. The report is
extremely comprehensive. Color photographs are used to
enhance the reader’s understanding of the report.
The inspection is conducted as per the Standards of
Practice of the State of Oregon set forth in Division 8 of
OAR chapter 812.HOW LONG WILL THE
INSPECTION TAKE?
A professional home inspection can take 2 to
4 hours depending on the size and condition of the home. You may choose to attend the entire inspection or
arrive toward the end to review the inspector’s
significant findings.

WHAT KIND OF
REPORT DO YOU PROVIDE?
Reports are created using 3D Inspection Software, the
most widely used software for home inspections. The
reports are
very clear and easy to read. They are many pages
long but are divided into sections and have an index and
a summary page. They contain many digital photos. The
report can be emailed as a PDF and/or provided as a hard
copy.
WHEN SHOULD A
BUYER ORDER A HOME INSPECTION?
Immediately after reaching a written purchase agreement
with the home seller. Most real estate purchase agreements
include a clause making the purchase contingent on a home
inspection for your protection.
WHAT SHOULD I DO
IF THE REPORT HIGHLIGHTS ISSUES?
Remember that almost all homes have some issues, no
matter the age. A home inspection can highlight these
issues for you so you are aware of them and can make an
informed decision. Minor problems can be addressed in the
future, but major issues should be addressed in a timely

DO SELLERS EVER
ORDER INSPECTIONS?
Yes. Many sellers decide to order an inspection when
they put their home on the market. This provides
them with important information about their home so they
can make repairs if necessary. It also can reduce the sale
time as there is no waiting for a potential buyer to
schedule an inspection.
CAN I SCHEDULE AN INSPECTION FOR THE WEEKEND?
Yes, we are happy to accommodate your schedule and
there is no extra charge for weekend work.
